Rent-stabilized value-add depth

Sixteen multifamily trades at a ~$60K/unit median show a deep bid for Central Bronx rent-stabilized stock. Watch whether trade count holds into Q3 as private and local capital continues to underwrite value-add basis; a return of larger portfolios would lift dollar volume back toward the 2025/early-2026 peaks.

Fordham Road corridor

Fordham Road drove 32% of dollar volume across development, retail and multifamily. The corridor's foot traffic and transit access keep it the borough's most liquid submarket — expect continued development-site and mixed-use activity around East Fordham Road and the Grand Concourse.

Rate path and deal size
