04 — Watchlist

What we're watching into Q4

Near-term catalysts likely to shape Downtown Brooklyn deal flow over the next two quarters.

Downtown development pipeline

Development reached $235.0MM across seven sites, led by the $83.5MM 485 Fulton Street trade. Watch large-parcel and transit-adjacent development as the swing factor for quarterly dollar volume into Q4.

Brownstone Brooklyn multifamily

Thirty-seven multifamily trades — 71% of deal count — show a deep, liquid market from value to prime Cobble Hill and Park Slope. Watch whether the count holds and whether larger portfolios return to lift dollar volume further.

Red Hook industrial

$50.6MM traded across three waterfront-adjacent Red Hook sites, up from $3.9MM a year earlier. Watch whether last-mile logistics demand sustains the Red Hook bid against residential and rezoning pressure.

Rate path and deal size

Q3's $3.9MM median ticket sat alongside several $20MM+ trades. The pace of marquee closings into Q4 2026 will track financing costs; an easing rate path would sustain both the development pipeline and the prime multifamily market.
