What we're watching into Q3

Near-term catalysts likely to shape Downtown Brooklyn deal flow over the next two quarters.

Clinton Hill & Navy Yard-adjacent development

The $121.35MM 47 Hall Street site drove 33% of the quarter. Watch continued development-site activity in Clinton Hill and along the Navy Yard / Atlantic Avenue corridor as large parcels remain the swing factor for quarterly dollar volume.

Brownstone Brooklyn multifamily

Twenty-six multifamily trades — 59% of deal count — show a deep, liquid market from value ($214/SF) to prime Cobble Hill ($1,070/SF). Watch whether the count holds and whether larger portfolios return to lift dollar volume.

Development-site accumulation

Development led at 61% of dollar volume across Clinton Hill, Brooklyn Heights and Gowanus. The Gowanus rezoning and Brooklyn's rental-supply programs continue to underwrite the land bid; watch ground-up starts against financing costs.

Rate path and deal size

Deal count rose even as dollar volume normalized 29% off a big-ticket Q2 2025. The pace of larger ($20MM+) closings into 2H 2026 will track financing costs; an easing rate path would support both marquee development and the multifamily market.
