Free-market rental fundamentals

Multifamily cleared a median $815K/unit at $635/SF, with large Williamsburg assets near $900K/unit. Watch whether continued rent growth sustains these premium valuations; Greenpoint & Williamsburg remains one of the city's deepest free-market rental submarkets and the primary driver of local dollar volume.

Greenpoint waterfront pipeline

72 West Street ($25.6MM, $470/BSF) headlined development. The rezoned Greenpoint waterfront corridor should continue to attract ground-up capital; watch site activity and construction starts as developers weigh rent growth against financing costs.

Large-asset liquidity

Four multifamily trades cleared above $20MM this quarter, including three above $39MM. The depth of the institutional bid for 40–54 unit Williamsburg rentals is the swing factor for quarterly dollar volume — a return of retail and larger development would lift the headline further.

Rate path and deal size

Headline dollar volume normalized 36% off a retail-heavy Q2 2025 even as multifamily held. The pace of larger ($20MM+) closings into 2H 2026 will track financing costs; an easing rate path would support both the marquee rental trades and the Greenpoint development pipeline.
