Crown Heights development corridor

Development led at 40% of dollar volume, concentrated along Pacific and Dean Streets near Pacific Park. Watch continued land accumulation and ground-up starts as developers underwrite new rental supply in Crown Heights and along Atlantic Avenue.

Multifamily value-add depth

Twenty-two multifamily trades at a ~$473K/unit median — plus the 119-unit Union Street portfolio — show a deep bid for Bed-Stuy and Crown Heights rent-stabilized stock. Watch whether portfolio activity sustains the elevated dollar volume.

Industrial & special-purpose diversification

30 Walworth Street ($25.0MM) and the two Eastern Parkway special-purpose trades show demand beyond housing. Last-mile industrial and institutional / community assets are an increasing share of the submarket's dollar volume.
