04 — Watchlist

What we're watching into Q4

Near-term catalysts likely to shape Bronx Southwest deal flow over the next two quarters.

South Bronx development pipeline

Development led at 39% of dollar volume and rose 45% YoY across five ground-up sites. Watch continued land accumulation along the Third Avenue and Bruckner corridors as 485-x and South Bronx rezonings underwrite new rental construction into Q4.

Value-add multifamily

Multifamily trade count more than doubled YoY to nine, anchored by Orenco's 150-unit Hunts Point portfolio. Watch whether larger rent-stabilized portfolios keep trading at a low basis — their return is what lifts dollar volume toward the window's peaks.

Last-mile industrial

425 Devoe Avenue's $120/SF print shows the premium on South Bronx logistics space. Watch whether industrial trades continue competing with residential development for the same waterfront-adjacent and corridor parcels.

Rate path and ticket size

Q3's $2.04MM median ticket spanned small multifamily to a $12.35MM development. The pace of larger ($10MM+) closings into Q4 2026 will track financing costs; an easing rate path would support the development and industrial trades that move the top of the market.
