South Bronx development pipeline

Development led at 48% of dollar volume, anchored by the $21.7MM Port Morris assemblage. Watch continued land accumulation along the Bruckner, Southern Boulevard and Third Avenue corridors as 485-x and South Bronx rezonings underwrite new rental construction.

Last-mile industrial

935 Garrison Avenue's $1,117/SF print shows the premium on Port Morris / Longwood logistics space. The industrial bid should stay firm as last-mile demand competes with residential conversion for the same waterfront-adjacent parcels.

Rent-stabilized multifamily

Seven multifamily trades at a ~$125K/unit median (with 80–120 unit buildings near $66–68K/unit) show a steady value-add bid. Watch whether trade count holds and whether larger portfolios return to lift dollar volume.

Rate path and deal size

With a $4.8MM median ticket and dollar volume flat QoQ, the pace of larger ($10MM+) closings into 2H 2026 will track financing costs — an easing rate path would support the development and industrial trades that move the top of the market.
