04 — Watchlist

What we're watching into Q4

Near-term catalysts likely to shape Northern Manhattan deal flow over the next two quarters.

Rent-stabilized value-add depth

Eleven multifamily trades at a ~$100K/unit median — including a 182-unit Washington Heights building and a 169-unit Inwood portfolio — show a deep bid for Upper Manhattan's regulated stock. Watch whether large portfolios continue to set the pace.

Washington Heights multifamily

Washington Heights drove 78% of the quarter. Watch continued value-add demand along the Fort Washington / Broadway corridor, where a limited pipeline and low basis attract local and private capital.

Affordable & regulatory landscape

Much of the submarket's stock is rent-stabilized or income-restricted. Mission-oriented and value-add capital, with programs such as Article XI and LIHTC, will shape which assets trade and at what basis into Q4 2026.

Rate path and deal size

The quarter rode two large multifamily trades. The pace of $10MM+ closings into Q4 2026 will track financing costs; an easing rate path would support continued portfolio activity in Upper Manhattan.
