Two Hamilton Heights portfolios drove 61% of the quarter. Watch whether portfolio trades continue to set the pace in Upper Manhattan, where dollar volume swings sharply with the presence or absence of multi-building deals.

Hamilton Heights & Harlem multifamily depth

Nine multifamily trades at a ~$143K/unit median show a deep value-add bid for Upper Manhattan's regulated stock. Watch trade count and pricing as buyers underwrite the rent-stabilized basis against operating-cost pressure.

Affordable & regulatory landscape

Much of the submarket's stock is rent-stabilized or income-restricted. Mission-oriented and value-add capital, along with programs such as Article XI and LIHTC, will shape which assets trade and at what basis into 2H 2026.

Rate path and deal size
