Ariel Property Advisors’ bi-annual Coffee & Cap Rates event has become one of the most popular events in the industry. Nearly 200 real estate professionals attended the networking breakfast on July 25, which was exclusively sponsored by Berdon LLP and featured a panel of some of New York City’s most powerful real estate executives. All proceeds were matched by Ariel Property Advisors and donated to Legal Outreach, a nonprofit that helps young people from underserved NYC communities gain admission to the country’s most competitive colleges and universities.

Following a brief presentation of our latest research and insights by event host Shimon Shkury, President of Ariel Property Advisors, the panel discussion will begin surrounding the topic of "Economic Engines of NYC."
Ariel Property Advisors presents Coffee & Cap Rates℠ semi-annually to share the latest trends in the investment sales market with clients and contacts. More than 300 real estate professionals attended the previous Coffee & Cap Rates℠ event.
Club 101 is located on Park Avenue between East 40th and 41st Streets, just south of Grand Central Terminal. The club enjoys close proximity to the Metro North RailRoad and the 4, 5, 6, 7, and Shuttle subway lines at Grand Central.
The $72 registration fee will be donated to Legal Outreach, a nonprofit that prepares urban youth from underserved communities in New York City to compete at high academic levels.

Shimon Shkury is the founder and President of Ariel Property Advisors, a New York City investment property sales firm with an expertise in the multifamily asset class and development sites. In this role, he oversees all investment sales and research operations for the company. Since 2002, Mr. Shkury has advised private clients, institutions, operators, equity providers and lenders on pricing, positioning and selling assets throughout New York City.
A Tax Partner and Co-Leader of the Real Estate Practice Group at Berdon LLP, Meyer Mintz has been with the firm for nearly 25 years. He has particular expertise in the tax aspects of real estate, including partnership agreements, limited liability companies, and other business organizations. Analyzing potential transactions from both a tax and an overall business perspective, he provides clients with a more comprehensive picture on which to base their decisions. Meyer has also worked with attorneys in litigation matters. He has testified as an expert witness on behalf of a defendant at a FINRA arbitration hearing. Meyer’s testimony regarding a complex tax matter was successful in sustaining the defendant’s tax position. Meyer holds a Bachelor of Science degree in accounting from Touro College, a Juris Doctor degree from Brooklyn Law School, and a Master of Laws in taxation at New York University School of Law. He is licensed as a certified public accountant in New York State.
Scott Metzner is founder and President of the Janus Property Company, among the earliest developers involved in the
rebirth of New York’s low and moderate income neighborhoods, and today, among the most active. Janus is currently
developing the four-acre 1.1 mm square foot Manhattanville Factory District on West 125th Street between City College
and Columbia University, which includes the purpose-built 350,000 rsf Taystee Lab Building.
Mr. Metzner received an MBA from Columbia University and a five-year BArch from University of Maryland. He is currently
co-chair of the Board of the Tenement Museum.
Michael Givner an Executive Director for Morgan Stanley Real Assets. Michael joined Morgan Stanley in 2009 and is
responsible for sourcing, underwriting and executing transactions in the Northeastern United States on behalf of Morgan
Stanley’s real estate funds. Previously, Michael worked at Credit Suisse DLJ Real Estate Capital Partners.
Michael received an M.B.A. from the Wharton School at the University of Pennsylvania. Michael also graduated magna cum
laude from the University of Pennsylvania with a B.S. in Economics from the Wharton School and a B.A. in History from
the College of Arts and Sciences.
David Schwartz is a co-founder and principal of Slate Property Group. He has over seventeen years of experience buying,
developing and operating real estate across the United States. He currently runs all development and construction
projects for Slate Property Group and shares responsibility for all acquisitions and investment decisions. Currently
Slate is developing over $4 billion in real estate throughout New York City representing over 4,000 apartments. Prior to
Slate Property Group, David co-founded two New York City based development firms. He was responsible for the development
of over 1,000 units throughout New York City representing over 750,000 square feet.
David received his B.S. in finance from Syracuse University. David currently serves on the boards of the Furman Center
at New York University, the Citizens Housing Planning Council, the New York State Association for Affordable Housing,
the Kuhn Real Estate Center at Syracuse University, Brooklyn Hospital and Horizons at Brooklyn Friends School.
Seth Pinsky is an Executive Vice President at RXR Realty, where he leads RXR’s investment efforts in “emerging
opportunities” in the New York region.
Previously, Pinsky directed Mayor Bloomberg’s Special Initiative for Rebuilding and Resiliency, which developed a $20
billion climate change plan for the City. Pinsky also served as New York City Economic Development Corporation President
from 2008 to 2013.
Prior to NYCEDC, Pinsky was an associate at Cleary, Gottlieb, Steen & Hamilton and an analyst at James D. Wolfensohn
Inc. He graduated from Columbia College and Harvard Law.
Legal Outreach prepares urban youth from underserved communities in New York City to compete at high academic levels by
using intensive legal and educational programs as tools for fostering vision, developing skills, enhancing confidence,
and facilitating the pursuit of higher education.
