It all starts with the screening process where we review financials and assess the commercial real estate asset or portfolio. A back-office team of analysts and associates underwrite each deal, producing a high quality, robust Offering Memorandum for lenders, which enables them to make informed and quick decisions when presented with an opportunity. Our goal is to provide clients with a range of loan options to choose from.
For each assignment, the Capital Services team considers the following:
- Market conditions: We’ll analyze the current market conditions, including interest rates and the lending environment, to provide clients with up-to-date and relevant information.
- Property evaluation: We help clients reassess the value of the property, taking into account any improvements made or any changes in the local market since the last appraisal.
- Loan terms: We’ll review the current loan terms and help identify any potential adjustments that could be beneficial in the long run, such as changing the amortization period or adjusting the loan-to-value ratio.
- Financial goals: We’ll take the time to understand each client’s long-term financial objectives and help identify the best course of action to achieve them, whether that is renewing a current mortgage, refinancing or other options.
