New York City’s up-and-coming neighborhoods, affordable housing policies, and the outlook for the investment property sales market in 2014 were among the topics explored by speakers at Ariel Property Advisors’ Coffee & Cap Rates breakfast on February 6, 2014. More than 250 real estate professionals attended the event, which was held at Club 101.
Following a networking breakfast, Shimon Shkury, president of Ariel Property Advisors, kicked off the program with a presentation summarizing highlights from the firm’s six year-end research reports that were distributed at the event.
A panel discussion followed with industry leaders Kevin Davis, Taconic Investment Partners, David Dishy, L+M Development Partners, Joseph Kohl-Riggs, The Hudson Companies, and Justin Palmer, Synapse Capital Advisors, who shared their views on the future of affordable housing in New York City, “under the radar” neighborhoods where the numbers still work, and the outlook for the investment sales market in 2014. Funds raised in conjunction with Ariel Property Advisors’ Coffee & Cap Rates were donated to Legal Outreach, a nonprofit that prepares urban youth from underserved communities in New York City to compete at high academic levels. James O’Neal, executive director of Legal Outreach, spoke about his organization and thanked the guests for contributing to the futures of the students participating in the program.

Ariel Property Advisors presents Coffee & Cap Rates semi-annually to share the latest trends in the investment sales market with clients and contacts. The networking breakfast features a panel discussion with industry experts and a summary of the firm’s bi-annual multifamily and investment sales research reports, which are distributed to guests at the event. (The previous Coffee & Cap Rates event was held in July 2013.)
Club 101 is located on Park Avenue between East 40th and 41st Streets, just south of Grand Central Terminal. The club enjoys close proximity to the Metro North Rail Road and the 4, 5, 6, 7, and Shuttle subway lines at Grand Central.

Shimon Shkury is the founder and President of Ariel Property Advisors, a New York City investment property sales firm with an expertise in the multifamily asset class and development sites. In this role, he oversees all investment sales and research operations for the company.
Kevin Davis oversees investments, investment strategy, investment management, and investor relations. Before joining Taconic in 2012, Mr. Davis was a partner at AREA Property Partners where he was responsible for acquisitions and portfolio management.
Joseph Kohl-Riggs has seven years of experience in real estate development and urban policy. He is responsible for sourcing and evaluating new business opportunities.
Justin Palmer is a Partner at Synapse Capital and is in charge of sourcing, structuring, and executing on principal investments made by the company, with a focus on New York City development opportunities.
David Dishy is responsible for new acquisitions and investments for L+M. In this capacity, Mr. Dishy manages the New York Affordable Housing (NYAH) Preservation Fund, an investment platform with Citi Community Capital as well as components of L+M’s joint venture with Goldman Sachs’ Urban Investment Group (GSLM).
