It was standing room only at Ariel Property Advisors’ Coffee & Cap Rates℠ networking breakfast that featured an overview of the 2014 investment sales market and a panel discussion with speakers who are Reimagining New York City with their projects. The event, which was held at Club 101, attracted a record 300 plus registrations.
Shimon Shkury, president of Ariel Property Advisors, kicked off the program with news that the New York City investment sales market ended 2014 with 3,463 transactions consisting of 4,757 properties valued at $47.2 billion, which is a 22 percent increase in transactions, a 22 percent increase in the number of properties sold, and a 32 percent increase in dollar volume compared to the previous year. Dollar volume also increased dramatically in the submarkets as well.
Panelists Jeffrey Simpson, CEO of Property Development for Greystone, and Yoav Haron, Chief Financial Officer for Artimus, highlighted their recent residential and commercial development projects, while Andrew Kimball, CEO of Industry City, discussed how businesses from the new “Innovation Economy” are moving into his massive industrial complex in Sunset Park.
James O’Neal, executive director of the Legal Outreach, shared the goals and objectives of his nonprofit, which helps young people from underserved New York City communities gain admission to the country’s most competitive colleges and universities. All funds raised in conjunction with Ariel Property Advisors’ Coffee & Cap Rates℠ are matched by the company and donated to Legal Outreach.

Ariel Property Advisors presents Coffee & Cap Rates℠ semi-annually to share the latest trends in the investment sales market with clients and contacts. More than 250 real estate professionals attended the previous Coffee & Cap Rates℠ event on July 31, 2014.
Club 101 is located on Park Avenue between East 40th and 41st Streets, just south of Grand Central Terminal. The club enjoys close proximity to the Metro North Rail Road and the 4, 5, 6, 7, and Shuttle subway lines at Grand Central.
The $40 registration fee will be donated to Legal Outreach, a nonprofit that prepares urban youth from underserved communities in New York City to compete at high academic levels.

Shimon Shkury is the founder and President of Ariel Property Advisors, a New York City investment property sales firm with an expertise in the multifamily asset class and development sites. In this role, he oversees all investment sales and research operations for the company.
Jeffrey Simpson is CEO of Property Development at Greystone. As head of Greystone’s property development team, he leads the company’s real estate development team and projects. Currently, he oversees a dozen real estate development properties valued at more than $500 million.
Andrew Kimball is CEO of Industry City directing the redevelopment of this six million square foot facility in Sunset Park, Brooklyn. From 2005 to 2013, Mr. Kimball served as President and Chief Executive Officer of the Brooklyn Navy Yard Development Corporation.
Yoav Haron is CFO of Artimus. He joined the firm in 2001, became a partner in 2003, and further developed the company’s infrastructure, using new technologies and his management background so that Artimus was prepared for larger projects.
