Ariel Property Advisors’ Coffee & Cap Rates event, titled “2016 Kickoff: Market Trends From Industry Leaders,” took place on February 4 at Club 101 in Manhattan for a group of over 300 real estate professionals. The highly attended event featured a dynamic panel of Ofer Yardeni, CEO and Chairman of Stonehenge NYC, Martin Nussbaum, Principal at Slate Property Group and Will Blodgett, Founding Partner of Fairstead Capital.
Beginning with a 2015 New York City market summary presented by Shimon Shkury, President of Ariel Property Advisors, the program then turned to the prestigious panel. Touching on subjects ranging from transportation, infrastructure, affordable housing and the outer-boroughs, the panel shared an abundance of informative information and witty banter from Mr. Yardeni, Mr. Nussbaum and Mr. Blodgett.
The rapt audience engaged in a lively Q & A session with the panel for the final 30 minutes of the program, allowing them to gain specific insights from the experts and exchange in an open dialogue.
The event, which had its highest attendance since its inception in 2013, raised $13,000 for Legal Outreach, an organization which prepares urban youth from underserved communities in New York City to compete at high academic levels. Ariel Property Advisors matched all funds raised and in total, $26,000 was donated to Legal Outreach.

Club 101 is located on Park Avenue between East 40th and 41st Streets, just south of Grand Central Terminal. The club enjoys close proximity to the Metro North Rail Road and the 4, 5, 6, 7, and Shuttle subway lines at Grand Central.
The $40 registration fee will be donated to Legal Outreach, a nonprofit that prepares urban youth from underserved communities in New York City to compete at high academic levels.

Ofer Yardeni is Chairman and Chief Executive Officer of Stonehenge NYC, a fully integrated real estate company based in NY which he founded in the early 90’s. At present, Stonehenge currently owns and manages an impressive portfolio consisting of 23 residential apartment buildings which include over 3,000 units - all located in Manhattan. The portfolio was recently appraised at approximately $3 billion based on independent appraisals.
As Principal at Slate Property Group, Martin Nussbaum oversees operations and is the strategic visionary behind the business platform and investment decisions. With a focus on multifamily & mixed use properties in Manhattan and Brooklyn, Mr. Nussbaum leads strategic repositioning, ground-up development and conversion projects. By developing thoughtfully designed properties, he strengthens the potential for appreciation and growth of all of Slate’s real estate assets in NYC.
Will Blodgett is a Founding Partner of Fairstead Capital, where he has directed the acquisition of over $1.5B in NYC multifamily rental property in the last two years. Previously, Mr. Blodgett managed the acquisition, financing and development of over 4,500 apartments for The Related Companies’ Affordable Housing Group. He also served as Special Assistant to NYCHA Chairman John Rhea, leading teams in creating new Authority-wide systems. Mr. Blodgett holds an undergraduate degree from Yale University and an MBA from MIT.
Shimon Shkury is the founder and President of Ariel Property Advisors, a New York City investment property sales firm with an expertise in the multifamily asset class and development sites. In this role, he oversees all investment sales and research operations for the company. Since 2002, Mr. Shkury has advised private clients, institutions, operators, equity providers and lenders on pricing, positioning and selling assets throughout New York City.
