Over 250 property owners, managers and real estate professionals gathered at Club 101 on Thursday July 30th for Ariel Property Advisors' semi-annual Coffee & Cap Rates℠ event. Entitled "The Borough Presidents Forum: An Inside Look At The Outer Boroughs," the event was headlined by a discussion led by Shimon Shkury, President of Ariel Property Advisors, with Borough President Eric Adams of Brooklyn and Borough President Ruben Diaz Jr. of the Bronx.
The program began with a presentation, given by Mr. Shkury, about trends and overall performance of the New York City investment sales market in the first half of 2015. After the overview by Mr. Shkury, eager audience members were afforded the opportunity to ask the borough presidents questions and exchange in an open dialogue about the current state and future of the Bronx and Brooklyn.
During the course of the 45 minute panel, the borough presidents inspired lively banter between themselves and with the audience. Borough president Diaz began by urging the audience to "think differently about the Bronx," and went on to say, "We are not the Bronx of the 70's, 80's or early 90's" and pointed out the borough has received 8 billion in private investments in the six year since Mr. Diaz became Borough President..
Borough President Adams was optimistic when speaking about the East New York rezoning and other opportunities in Brooklyn. Mr. Adams specifically mentioned Atlantic Avenue as a prime area to be rezoned, and stayed true to his coined catchphrase “build baby, build.”
James O’Neal, executive director of the Legal Outreach, shared the goals and objectives of his nonprofit, which helps young people from underserved New York City communities gain admission to the country’s most competitive colleges and universities. Four students involved with Legal Outreach also addressed the audience to discuss their experiences interning for Ariel Property Advisors as well as their plans for the future. All funds raised in conjunction with Ariel Property Advisors’ Coffee & Cap Rates℠ are matched by the company and donated to Legal Outreach.

Ariel Property Advisors presents Coffee & Cap Rates℠ semi-annually to share the latest trends in the investment sales market with clients and contacts. More than 250 real estate professionals attended the previous Coffee & Cap Rates℠ event on February 5, 2015.
Club 101 is located on Park Avenue between East 40th and 41st Streets, just south of Grand Central Terminal. The club enjoys close proximity to the Metro North Rail Road and the 4, 5, 6, 7, and Shuttle subway lines at Grand Central.
The $40 registration fee will be donated to Legal Outreach, a nonprofit that prepares urban youth from underserved communities in New York City to compete at high academic levels.

Shimon Shkury is the founder and President of Ariel Property Advisors, a New York City investment property sales firm with an expertise in the multifamily asset class and development sites. In this role, he oversees all investment sales and research operations for the company. Since 2002, Mr. Shkury has advised private clients, institutions, operators, equity providers and lenders on pricing, positioning and selling assets throughout New York City.
Eric Adams is the Borough President of Brooklyn. As the four-term representative of the 20th State Senatorial District, covering Borough Park, Crown Heights, Flatbush, Park Slope, Prospect Heights, Sunset Park and Windsor Terrace, he worked on issues that mattered to his constituents, including affordable housing and educational funding. In 2013, Adams was elected to be the first African-American to serve as Brooklyn Borough President.
Ruben Diaz Jr. is the Borough President of the Bronx. He first entered public office as a member of the New York State Assembly, and is currently serving his second full term as Bronx Borough President, having been reelected in November 2013. Major projects such as FreshDirect, the Kingsbridge National Ice Center and the Cary Leeds Tennis Center in Crotona Park are among the major contributors to the “New Bronx” renaissance, led by Borough President Diaz.
