As part of the City of Yes proposal, all tax lots located in R1 through R5 zoning districts, including commercial zones with residential equivalents in R1 through R5, will now be subject to a single applicable Floor Area Ratio (FAR). This FAR is determined by two key factors:
FAR bonuses for including affordable housing will not be available in these lower-density districts.
To determine the maximum buildable square footage for a site, applicants must use the Low-Density Checklist. This checklist helps evaluate whether a site qualifies as a QRS. To qualify, the site must meet all the criteria in at least one of the provided QRS options. Each item on the checklist must be verified manually.
The Low-Density Checklist is a direct result of our research into changes in evaluating low-density development sites. To view the full research report with more detail and case studies, click here.
This checklist reflects our current understanding of the proposed City of Yes zoning changes. It is intended as a reference only and should not be considered definitive. We reserve the right to revise this checklist as new information and market feedback become available.
