NEW YORK, NY – September 1, 2026 – Westchester Youth Sports Empowerment (WYSE) has secured a permanent home for a clubhouse at 111 Plain Avenue in New Rochelle, NY. The facility will be the first WYSE Clubhouse and a model for a broader initiative to bring premier youth athletics, mentorship and holistic development programs under one roof.

The WYSE Clubhouse secured unanimous approval from the New Rochelle Planning Board and is advancing architectural plans, permitting and construction preparations. The first WYSE Clubhouse is targeted to open in late 2026, subject to final permits, construction and campaign completion.
“The WYSE Clubhouse will be more than just a training center, it will be a permanent community asset serving Westchester families,” said Evan List, Co-Founder and CEO of WYSE. ”The nonprofit ownership of the facility will ensure that it remains mission-driven, community-focused and dedicated to expanding access to youth sports through scholarships, free programing and outreach initiatives.”
Co-Founder Will Bodgett added, “WYSE is about making exceptional youth sports opportunities accessible to every child, regardless of their family income. The first WYSE Clubhouse is our proving ground, an opportunity to demonstrate that a nonprofit-owned, best-in-class model can deliver both excellence and access. Our hope is that this becomes the first of many WYSE Clubhouses across Westchester and beyond, each intentionally designed around the sports and needs of its community.”
New York City-based Ariel Property Advisors arranged the $4.5 million acquisition of the 12,500-square-foot industrial facility at 111 Plain Avenue, with the deal led by Ariel Founding Partner Victor Sozio who also serves on the WYSE Board of Directors, and Director Remi Mandell. Steve Kane of Tamerlain Realty represented the seller.
“Helping WYSE secure a permanent home is deeply meaningful to me,” Sozio said. “This Clubhouse will create a place where young athletes from every economic background can train, learn, grow and belong. Through scholarships, free clinics, subsidized programming and community partnerships, WYSE will help ensure that financial circumstances do not determine a child’s access to exceptional coaching and opportunity.”
The Westchester Giants, Westchester’s premier travel baseball program, will serve as the WYSE Clubhouse’s anchor baseball programming partner, leading baseball instruction while supporting athletic development and community involvement.
Westchester Youth Sports Empowerment (WYSE)
The mission of the WYSE Clubhouse is to empower youth, build community and unlock access to ensure that every athlete has the opportunity to develop their potential both on and off the playing field. The state-of-the-art WYSE Clubhouse will be a nonprofit-owned community asset, serving young people from across Lower Westchester and the surrounding communities from the Bronx, Yonkers, Mount Vernon, and New Rochelle to White Plains and beyond.
